As a member of the EMEA Asset Management team, the Senior Manager, Development Asset Management (DAM) EMEA will be part of the newly-combined DAM function for Europe, Middle East and Africa (EMEA), focusing on all EMEA projects, but potentially with a higher focus on MEA projects, depending on business needs. He / she will be responsible for the frictionless execution of hotel projects of low to medium complexity through the development life cycle (starting from deal closing, through design, construction and hotel opening) ensuring projects are delivered according to contractual agreements. Where required she/he will provide program/project management lead and support the DAM process to ensure business issues are effectively addressed between deal closing and opening phase for projects and ongoing asset management for specific properties / issues. The Senior Manager will also contribute to the tracking, analysis and follow-up process of the EMEA pipeline including oversight of department administrative staff in the management of the Oasis database and other systems/reports utilized by the department and the coordination of presentations. The Senior Manager will work with the Senior Director, EMEA and VP, Asset Management Europe, and partner with the team on projects that require asset management involvement including restructurings, sale of hotels, refinancing and other. He / she is also expected to support the review of existing practices and implement any required additional processes in order to enhance the DAM process efficiency and reliability. · Facilitate the delivery of all managed and franchised projects on time and on budget with anticipated value, meeting brand standards and enhancing brand equity. This position manages project-specific issues, with a focus on low and medium complexity projects Higher complexity projects may be undertaken with the support of the Senior Director, Asset Management EMEA and/or the Vice President, Asset Management Europe, as appropriate. · Manage select and full-service projects across the franchised and managed pipeline. · Plan and lead rollout meetings; aligning internal resources; influencing key departments and development/ implementation of risk controls / measures to ensure accurate and timely project results to completion. · Ensure the timely exchange of information with key internal and external stakeholders to analyze/address project specific issues (e.g. funding/capitalization requirements, termination provisions, default events, insurance requirements, etc.) and ensure owner and franchisee satisfaction. · Develop strong relationships with key stakeholders (both internal and external) in order to effectively influence business decisions and optimize overall work effectiveness; involve various constituencies in problem resolution and increase their involvement in the process as appropriate. · Escalate and support on complex / high-value asset management issues to effectively solve those issues. **Key Talents and Experience** · Minimum of 3-5 years of relevant professional work experience preferred. · Hospitality and/or commercial real estate experience strongly preferred. · Ability to work independently and consistently make decisions in a timely manner, sometimes with incomplete information and under tight deadlines and pressure; comfortable challenging organizational norms and accepted thinking to improve effectiveness. · Communicates effectively, both orally and in writing; listens to others and effectively comprehends information.
